Ten questions to ask before a home closes

A short list a buyer can work through in one sitting so nothing important is discovered after the keys change hands.

Every buyer gets a folder. Almost nobody reads it. These ten questions take about fifteen minutes and cover most of what people wish they had asked.

About the house - How old is the roof, and has it been replaced or repaired - Have there been prior claims on this property - What is the heating, plumbing and electrical situation, in years rather than adjectives - Is any part of the lot in a flood zone

About the coverage - What is my deductible, and how does it apply - What is specifically excluded - What is handled separately from the standard policy - How was the rebuild estimate calculated

About the household - What would we need to replace first if we lost everything in the house - Who do we call, at what number, on the first day something goes wrong

Why the last question matters most The most common regret we hear from new homeowners is not about coverage. It is that nobody knew who to call at ten at night when water was coming through a ceiling. Write the name and number on the inside of the folder before the folder goes into a drawer.
